Adem\u00e1s, en enero de 2022 y para viviendas compradas a partir de esa fecha entra en vigor un <strong>nuevo m\u00e9todo para calcular el valor de referencia de Catastro<\/strong>. Desde esa fecha el valor de referencia catastral ser\u00e1 la base imponible del ITP y del Impuesto de Sucesiones.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">\u00bfQu\u00e9 es el valor de referencia catastral?<\/h2>\n\n\n\n<p>Es el <strong>valor de referencia de un inmueble<\/strong> que se tiene en cuenta como base para calcular el coste que debe asumir dicho inmueble ante determinados impuestos.<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>El ITP para quien compra una vivienda usada.<\/strong><\/li><li><strong>El Impuesto de Sucesiones y Donaciones.<\/strong><\/li><li><strong>El Impuesto sobre el Patrimonio.<\/strong><\/li><\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">\u00bfQui\u00e9n fija el valor de referencia de Catastro?<\/h2>\n\n\n\n<p>Pero, \u00bfqui\u00e9n fija el nuevo valor de referencia del Catastro? La <strong>Direcci\u00f3n General del Catastro<\/strong>.<\/p>\n\n\n\n<p>Para ello no lo har\u00e1 de forma aleatoria sino que tendr\u00e1 en cuenta diversas cuestiones:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Precios de las transacciones registradas ante notario.<\/li><li>El catastro individual del inmueble.<\/li><li>El valor que se determina, seg\u00fan el municipio, en base a su ubicaci\u00f3n, a\u00f1o de construcci\u00f3n, calidades y estado de conservaci\u00f3n del edificio<\/li><\/ul>\n\n\n\n<p>Esto puede suponer que el valor de referencia catastral de dos viviendas del mismo tama\u00f1o en un mismo edificio y planta sean iguales. Aunque una est\u00e9 reci\u00e9n reformada y con buenos acabados y la otra lleve d\u00e9cadas sin reformar.<\/p>\n\n\n\n<p>Esto es interesante tenerlo en cuenta a la hora de comprar. En <strong><a href=\"https:\/\/www.redingrealestateinvestment.com\/\">Reding Real Estate<\/a> <\/strong>te asesoraremos sobre lo que te conviene como comprador, en cada caso.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">\u00bfC\u00f3mo puedo saber el valor de referencia catastral de un inmueble?<\/h2>\n\n\n\n<p>En la <strong>Sede Electr\u00f3nica del Catastro<\/strong> puedes conocer el valor de referencia catastral del inmueble que desees. Va a quedar abierto para consulta permanente el <strong>registro de los valores de referencia <\/strong>de todo inmueble registrado en Espa\u00f1a.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">\u00bfSe puede recurrir el valor de referencia catastral?<\/h2>\n\n\n\n<p>\u00bfConsideras que el valor real de un inmueble de tu propiedad ha sido <strong>catalogado por un valor incorrecto<\/strong> al que realmente tiene? Puedes <strong>recurrir el valor de referencia<\/strong>.&nbsp;<\/p>\n\n\n\n<p>\u00bfC\u00f3mo hacerlo? Deber\u00e1s<strong> solicitar la rectificaci\u00f3n de la autoliquidaci\u00f3n<\/strong>.&nbsp;<\/p>\n\n\n\n<p>Para ello ser\u00e1 necesario que presentes un recurso sobre la liquidaci\u00f3n que te hayan notificado declarando el valor que consideras deber\u00eda tener, inferior al oficial que se\u00f1alan. Para lograr esa rectificaci\u00f3n del valor deber\u00e1s <strong>aportar pruebas que confirmen que el valor de referencia no se ajusta al valor de mercado del inmueble.<\/strong><\/p>\n\n\n\n<p>No podr\u00e1s impugnar el valor de referencia del Catastro para el Impuesto sobre el Patrimonio. La legislaci\u00f3n actual no lo permite.
