Los impuestos que debes afrontar son diferentes en cada caso.&nbsp;<\/p>\n\n\n\n<p>En ambos casos uno de los gastos son los <strong>impuestos<\/strong>. Pero no se pagan los mismos impuestos por una vivienda nueva que de segunda mano. Y eso hace que los gastos asociados var\u00eden incluso si comparas inmuebles del mismo precio, pero uno es nuevo y el otro no.<\/p>\n\n\n\n<p>Por eso en el simulador de gastos de compra de vivienda debes indicar si el inmueble es <strong>nuevo o de segunda mano.<\/strong><\/p>\n\n\n\n<p>Entonces, \u00bfqu\u00e9 impuestos debes pagar al <strong>comprar una vivienda nueva<\/strong>?<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>IVA<\/strong>. En 2022 es del 10% del precio de la vivienda nueva salvo si es una vivienda social, que puede ser del 4% o tener otro gravamen seg\u00fan la Comunidad Aut\u00f3noma. En el caso de inmuebles en Canarias en lugar de IVA, el <strong>IGIC-Impuesto General Indirecto Canario<\/strong>.<\/li><li><strong>Actos Jur\u00eddicos Documentados (IAJD<\/strong>). El porcentaje aplicable var\u00eda seg\u00fan la Comunidad Aut\u00f3noma en la que se ubique el inmueble.<\/li><\/ul>\n\n\n\n<p>\u00bfY en el caso de comprar una <strong>vivienda usada<\/strong>?<\/p>\n\n\n\n<p>En este caso debes pagar el <strong>Impuesto sobre Transmisiones Patrimoniales (ITP)<\/strong>. Es un porcentaje que se aplica sobre el precio escriturado y como en los anteriores casos, var\u00eda seg\u00fan la Comunidad Aut\u00f3noma.&nbsp;<\/p>\n\n\n\n<p>En algunos casos, si se trata de una VPO y seg\u00fan las circunstancias familiares o de edad, puede variar el porcentaje.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Por qu\u00e9 utilizar un simulador de gastos de compra de vivienda<\/h2>\n\n\n\n<p>Un simulador de gastos de compra de una vivienda te proporciona <strong>informaci\u00f3n r\u00e1pida <\/strong>sobre los gastos al comprar una vivienda determinada.
